This is the kind of job that reminds us why post-renovation cleaning is its own category.

## The brief

A 1,500 sq ft three-bedroom condo at a well-known Mont Kiara development. The owner had completed a four-month renovation — full kitchen rebuild, new bathroom tiling, repainted walls, replaced flooring in two rooms. Handover from the contractor was on a Friday. The owner wanted to move in the following Tuesday.

That left us three working days, including a weekend.

## What we walked into

A “finished” unit, in the contractor’s sense. Walls were painted, fixtures installed, floors laid. But every horizontal surface — countertops, window sills, skirting, the tops of door frames — carried a thin layer of fine construction dust. Cement film clouded the new bathroom tiles. Paint splatter dotted the kitchen backsplash. The aircon vents were grey with silica.

The owner had attempted to wipe down the kitchen herself the night before our visit. Within an hour, the surfaces looked dusty again — because every time anyone moved through the unit, dust settled out of the air onto the cleaned surfaces.

That’s the post-renovation problem in one sentence. You can’t clean it once. You have to clean it in the right order.

## How we approached it

We sent three cleaners on Saturday and Sunday and two on Monday for the final walkthrough.

**Saturday — coarse to fine, top to bottom**

We started by clearing loose debris: plastic film offcuts, paint chips, leftover tile pieces in the bathroom corners, a half-empty bag of grout. Then we worked top to bottom:

1. Ceiling fans, light fittings, aircon unit exteriors — high-level dusting first, so anything falling lands on still-dirty floors
2. Walls — light dry-wipe to lift settled dust, then spot-clean paint splatter and adhesive residue
3. Window frames, sills, and glass — interior only (the building’s exterior cleaning is scheduled separately)
4. Kitchen and bathroom fixtures — initial wipe to lift surface dust, deeper work to come Sunday

**Sunday — detail and intensive zones**

The kitchen and bathrooms got the most attention. The kitchen had a degreasing pass on the hob, range hood, and cabinet exteriors; cabinet interiors were vacuumed and wiped one-by-one. The bathrooms got a full descaling pass — tile grout, taps, showerheads — and the tile film treated with a non-acidic mineral remover.

Then we ran HEPA vacuums across all upholstery, drapery, and the new mattress. This is the step most one-time cleans skip, and it’s the one that matters most for breathing-air quality in the weeks after move-in.

**Monday — final polish and handover**

Floors got a multi-pass treatment: vacuum, then mop with a residue-removing solution to lift any remaining cement film, then a final dry pass for shine. Glass and fixtures got a polish. We walked through with the owner at noon.

## The result

The owner moved in Tuesday morning. She

Wednesday evening with a photo of her morning coffee on the kitchen counter — no dust visible.

## What we learned

Three things stand out from this job:

- **Sequencing matters more than time.** A faster job done in the wrong order leaves dust falling back onto cleaned surfaces. Top-to-bottom isn’t a rule of thumb — it’s the whole game.
- **HEPA vacuums are non-negotiable.** Standard vacuums recirculate silica dust through their motor and back into the room. After post-renovation work, only HEPA-filtered equipment actually removes it.
- **Coordination with the contractor’s handover matters.** Cleaning a unit before the contractor has fully cleared their tools wastes everyone’s time. We now ask explicitly about contractor exit timing during quoting.
